Commercial Lighting and LED Retrofits

Interior, exterior, warehouse, and parking lot lighting installed and maintained. Lower operating cost, better coverage, fewer service calls.

  • LED retrofits
  • High-bay and warehouse
  • Parking lot maintenance

Lighting is usually the largest single electrical load in a commercial building and the one with the clearest payback on upgrading. An LED retrofit cuts consumption substantially, cuts the relamping labour that nobody budgets for, and generally improves light levels at the same time.

We install and maintain indoor and outdoor LED lighting for retail, office, restaurant, warehouse, and light industrial properties across Polk County, along with parking lot lighting maintenance, emergency and exit lighting, and automated lighting controls.

Parking lot and site lighting deserves particular attention. It is a liability question before it is an aesthetic one. Dark corners in a lot are where slip-and-fall and security incidents happen, and a pole that has been out for three months is exactly what a plaintiff attorney will photograph.

Common Questions

Commercial Lighting FAQs

Is an LED retrofit worth it for our building?

Almost always, and the payback is usually faster than owners expect once you count the relamping labour you stop paying for. We can walk the building, count fixtures and run hours, and give you a realistic picture rather than a sales number.

Can you maintain our parking lot lighting on a schedule?

Yes, and we recommend it. Scheduled maintenance catches outages before a tenant or an insurer does, and group relamping is far cheaper per fixture than sending a bucket truck out one pole at a time.

Do you handle emergency and exit lighting testing?

Yes. Emergency and exit lighting needs periodic testing to stay compliant, and it is one of the first things a fire inspector checks. We test, replace failed units and batteries, and document it.

Can you install lighting controls to cut our usage further?

Yes. Occupancy sensing, daylight harvesting, and timeclock control typically add meaningful savings on top of an LED retrofit, particularly in offices and warehouses where lights run in empty spaces.

How much does it cost to install parking lot lighting?

The cost is set by pole count and height, whether foundations and conduit already exist or the lot has to be trenched and poured, the fixture wattage and photometric requirement, and whether the service has capacity for the added load. Reusing existing poles and bases is dramatically cheaper than a new install. Published national guides show wide ranges per pole and per project, and those are general market figures rather than a Kincaid quote. We survey the lot and price it properly.

How much does commercial LED lighting retrofit cost per fixture?

It depends on what is being retrofitted. A lamp and driver retrofit inside an existing housing sits at the low end. A full fixture replacement costs more, and a high-bay conversion in a warehouse costs more again because of the working height and the equipment needed to reach it. Adding controls, mounting height, and ceiling access all move the number. Published national ranges exist per fixture type, but we count your fixtures and quote from that.

What is the average cost of a solar parking lot light?

Solar poles cost considerably more per pole than a mains-fed fixture, but they avoid trenching, conduit, and the service capacity question entirely, which is where the savings sit on a lot with no existing infrastructure. Battery replacement every few years is a running cost to plan for, and Florida cloud cover and tree shading affect real performance more than the datasheet suggests. We will tell you honestly whether your lot is a good candidate before quoting either approach.

How many lumens do I need for a parking lot?

Lumens on their own are the wrong measure. What matters is the illuminance at the surface, measured in foot-candles, and how evenly it is distributed, because a bright pool next to a dark gap is worse for liability than a lower uniform level. General guidance for a standard commercial lot is roughly one to two foot-candles average with attention to uniformity, and entrances and pedestrian crossings want more. We run a photometric layout rather than guessing at fixture wattage.

How long does an LED retrofit take to pay for itself?

For a building whose lights run long hours, meaning warehouses, twenty-four hour operations, and parking lots, the payback is usually measured in a small number of years, and the maintenance labour you stop paying for is often half of it. For a space lit eight hours a day it takes longer. Utility rebates through Lakeland Electric or Duke Energy Florida shorten it where they apply. We count fixtures and run hours and give you a realistic figure rather than a sales number.
